Step 4: After further discussion on the above and to meet the requirements of the Maine Real Estate Commission in order to properly represent you and to supply you with all the information you will need to make your property decisions, I will ask you to sign the Exclusive Buyer Representation Agreement as described in Step 3.
Step 6: If you're ready to start looking - and it is never too soon - I will arrange for you to see any property that you feel will meet your needs. Sometimes you may feel that I am stretching the possibilities, but it is always good to have a broad spectrum of what's available. You might be surprised. The property or area that you thought would never meet your needs - may turn out to be just the right one. (I suggest that you do not stay at the properties that you are visiting. By not staying, you will get a clear open minded prospective of the property. When you're not a guest, it is much easier for you to picture yourself as the Innkeeper. When you open the door, you'll imagine that this could be yours - or not! In addition, staying at another Inn gives you a clear unbiased opinion of the area from a non-selling Innkeeper. The initial visit should be just that - an initial overview.) Step 7: Your many choices will be narrowed down and through my help, you will begin the journey of discovery of the important properties you have selected. You will gather income, expenses, occupancies, etc., all the information necessary to start to put together a business plan. Step 8: One property will begin to emerge. Yes, you may have to compromise. You'll find that that the inn of your dreams does not totally exist; but this one is coming pretty close. Step 9: You're ready to buy. You will make an offer. There will be an acceptance (and a little back and forth discussion between the offer and acceptance), then bank visits, inspections, appraisals, bank commitment and final purchase Step 10: Closing - Yes, it can happen that easily. I am not saying that there won't be some anxious moments from start to finish, but I will try to keep it as simple as possible. When the sale is completed, I am only an email or phone call away as questions arise. |
